Sanity check on production rates: SOG, metal stud framing, ACT

It's been a pleasure participating in this community so would love to put this question out there for feedback.


We are a non self-perform GC who puts projects out on the street for sub-bid during estimating. We historically have used take off software to understand the scope of the project, perform select take offs for sizing, quantities, etc., but not for take offs with hard pricing.

For pricing references, we refer back to past project pricing/actual cost to understand what values to carry forward for projects in estimating but we're switching up our model and have been developing our cost and assembly library here in zz. The goal is to perform take-offs using assembly and material values for estimates to use as a baseline for comparison for when trade pricing comes in and for those bids where trade pricing is late.


We're building our library based on a few data points: trade input, historical costs, and selective internet information but are still coming up with a few vastly different opinions on easy scopes (ironic..)


We're looking for, or to confirm, industry standard hours for the following assemblies:


  1. Concrete slab on grade (forming + rebar reinforced, etc) typically 6" or 8" thick, per CY.
  2. Framing, typical 4-7/8" to 6" walls, non-rated and 2-hour rated, 8' height on average- we're seeing about 80-90 SF to install the entire assembly (frame, board, tape, mud, sand) per 8-hours, while other historical data is showing around 70SF per 8-hour day. What are you guys seeing/carrying?
  3. General metal stud framing with a single layer of gyp for items like knee walls and bar walls.. what's a general safe take off cost per LF or SF for the assembly?
  4. Install of ACT ceilings, 100SF per 8-hour day is what we're calculating. Based on actual progress, it seems most firms get more done in an 8-hour day?


Any constructive feedback would be greatly appreciated. We're building some really cool and complex stuff but these basic scopes here have been the great debate over the past few days so figured we'd ask the community here.

The only industry standards I know of are the likes of RS Means. It is our hope that some day we have a plugin that connects to their product.
